Did you know that Trim Work and Molding will increase your homes value by over 100% of the projects cost? Yes, it’s true !
Let’s look at the potential home buyer. The first impression of a homes interior is made after first walking through the front door and into the entry foyer. Having a professional designed molding package that fits your layout will wow anyone who walks in. This is where the bar is set. Any other home that lacks interior trim work will now be compared to the beauty and elegance of your home leading the buyer to want to purchase your home, thus commanding a higher asking price.
As you walk through the home, there are three main formal areas of the home. The entry foyer, the living room and the dining room. These areas are focal points and considered formal areas of the home where more trim work and larger moldings are installed. These are the areas that we will focus on first but first lets go over a few definitions.
Trim Work and Molding (also spelled moulding) are they the same ? Trim work is the broad term to describe molding that is used around windows, doors and the floor where molding is more specific such as the type of trim like crown molding, base molding, bolection molding. We do not expect our clients to be experts in the terminology, or “trim-ology” but as long as we understand what it is that they are looking for, we can help. This is where inspirational photos are great.
A picture says 1000 words right ?
By having our clients share inspirational photos helps us better understand exactly what they are looking for. Once knowing what style the client is looking for, our 25 years of experience comes into play. Our goal is to get the biggest visual “bang for the buck” without having to break the bank. Knowing what value different trim and molding elements can bring, I am able to walk through all the options for the clients and what would be the most effective, cost efficient for their space.

Did you know that moldings have been around for centuries and were first commonly used for structure and support ? With every design element there is a evolutionary change in style as to what is currently in fashion. Todays molding are strictly used for design and generally will never go out of style. With that being said, over the years we have seen different variations come and go. Let’s start with raised panel moldings. During the late 1990 we saw an uptick in requests for recessed panel wainscoting. Some people felt “well if the Jones’ down the street have it, we must have it too” The cost to install raised panel moldings are about 3-4 times the cost of designing another version of wainscoting called architectural boxes. By offering architectural box wainscoting style over the recessed panel design we have saved clients thousands of dollars over the year and have seen a shift in the market. We have also seen a change where clients are no longer finding big dental molding in style. Again, this is where our expertise comes into play.
Let’s talk absolutely wainscoting for a moment.
Wainscoting (pronounced waynes-coating…not Waynes-cotting” is a general term for something treated to the lower third half of the wall. There are several variations of wainscoting consisting of raised panel wainscoting, recessed panel (more currently referred to as board and batten) beadboard and architectural box wainscoting that uses the existing sheeetrock and a chair rail and base cap combination to create the look of evenly spaced boxes. Each of these comes with a different look but some can look very much the same to the untrained eye yet the cost is significant. Our job is to provide an education to the client to ultimately help them get what they want but also suggest alternatives that look very similar that will not go over budget.
Designing a homes interior with trim work and molding is subliminal.
It’s again, that first impressions that a guest sees when they first walk in. Yes there are more expensive moldings and styles that can be installed but in the end, its a visual impact with an element of design, not a structural necessity. Every client is different and our goal is to exceed their expectations in both communication along with the quality of the installation. We spend as much time that is need to ensure that we deliver exactly what the client expects. Call us today to see how we can increase not only your homes value but bring a design element that will have you fall in love with your home all over again,
